IDX and VOW data carries use restrictions designed to protect consumers, MLS participants, and the integrity of listing content across broker-operated digital platforms.
Consumer-use boundaries
IDX and VOW content is generally provided for personal, non-commercial use by consumers identifying properties they may want to buy, sell, lease, or study.
Listing photos, remarks, map content, and search results may be limited by MLS rules, broker permissions, or vendor agreements.
Redistribution, scraping, republication, automated copying, or reuse of protected listing content outside the allowed user experience may violate MLS policy or copyright rules.
Some data may be hidden, delayed, or unavailable depending on user role, local MLS requirements, and participant permissions.
FAST users remain responsible for following any brokerage, MLS, and vendor restrictions that apply to the listing data they access through the platform.
Operational reminder
FAST is designed to help users move faster with property data, but faster access does not create permission to copy, export, or commercialize IDX or VOW content beyond the rules that govern the original feed. If a use case is unclear, the user should treat the data as restricted until confirmed otherwise.

Required VOW assent
A VOW registrant must separately and affirmatively accept VOW-specific Terms of Use before broker-supervised MLS listing information is made available through the VOW. That acceptance is distinct from the site's general Terms of Use.
